M Residence Central is a natural continuation of our ambition to create contemporary architecture that contributes meaningfully to the urban environment. Located at 96 Knyaginya Maria Luiza Blvd., just meters from a metro station, the building offers exceptional connectivity and convenience, combining the dynamics of the city with a comfortable way of life.
The architectural language is clean and elegant—defined by clear lines, a contrast of materials, and carefully integrated façade lighting that highlights volume and detail. The selected materials are chosen with a focus on durability, quality, and a refined contemporary urban aesthetic.
The building combines residential spaces with retail areas on the ground floor, creating an active and vibrant connection to the boulevard. At the same time, the interior is designed as a landscaped courtyard—a protected and calm environment that offers a sense of privacy, comfort, and balance.

Monolithic reinforced concrete structure. External and internal masonry walls made of high-quality ceramic bricks, using a tongue-and-groove system.
Window system with a five-chamber PVC profile, 70 mm profile thickness, and triple glazing to ensure maximum sound insulation and energy efficiency.
The façades will be executed using a combination of a ventilated façade system and an EPS thermal insulation system, finished with high-quality renders and composite panels, ensuring a contemporary appearance and long-term durability.
The façade lighting will be implemented with energy-efficient LED fixtures, seamlessly integrated into the building’s architecture, highlighting the façade lines and creating an elegant nighttime appearance.

The paving will feature natural stone, uni-pavers by Semmelrock, and designed pathway slabs, creating a cohesive and aesthetically refined outdoor environment.
Comprehensive video surveillance installed across all key areas, including façades, entrances, exits, garages, reception, and elevators. Controlled access is provided for designated zones and within the elevators. Entrance doors will feature client recognition systems and will be equipped with fingerprint scanning sensors.
Parking spaces and garages with polished concrete flooring. Clear markings and informational wayfinding signage. Design and ventilation system executed according to an approved project. Electric vehicle charging stations provided.
Emergency ventilation system and elevator shafts designed to ensure safe and unobstructed evacuation. The underground garage will be equipped with operational exhaust systems that remove polluted air to the outside.
In case of an emergency, triggered either automatically by the fire detection system or manually, dedicated emergency exhaust and supply fans will activate for each designated fire zone.
Vehicles equipped with LPG or CNG systems will not be permitted in the underground garage.
District heating supplied by a central heating plant. Installation of routes for an air conditioning system is optional and will be subject to a separate offer upon client request.
Domestic water supply installation using polypropylene pipes. Individual water meters with remote reading. Sewerage system made of PVC pipes, connected to the municipal sewer network.
Power supply to all consumers will be provided through an apartment electrical panel, equipped with a main incoming circuit breaker and outgoing automatic circuit breakers. Additional residual current devices (RCDs) will be предусмотрени for circuits serving cooktops, ovens, dishwashers, washing machines, and general-purpose kitchen outlets.
Lighting installation in all premises is designed in accordance with their intended functions, excluding the final light fixtures.
Installed to limit high voltage and safely dissipate large electrical charges into the ground, which may occur due to lightning strikes or switching processes in the power system. It reduces or eliminates the risk of damage to the electrical installation and protects people and equipment from dangerous voltages.
The building is classified under Lightning Protection Level III. A lightning protection system is предусмотрена to prevent both direct and indirect lightning strikes on the residential building.
